See how India’s high-rises are being planned the smart way

Indian cities are witnessing a surge of high-rise developments. Here, planning plays a major role in envisaging the tall building and keeping the project within budget. “Cost increases when building goes high and it increases drastically in some cases,” says Nayan Raheja, Executive Director, Raheja Developers.

The elements that need to be considered while designing and planning a high-rise structure smartly include its foundation design, geometry of the building, wind load testing, fire fighting and alarm systems, vertical transportations and appropriate selection of materials. “Focusing on these and the involvement of the project team – clients, contractor, consultant and project manager – from an early stage of design ensures a well co-ordinated, efficient and constructible design,” shares Jairam Panch, Managing Director, Turner Project Management India.

And, Raman Sapru, President-EPC, Omkar Realtors & Developers, adds, “Success also depends on how well you manage logistics.” Further, structural analysis, wind tunnel test, formwork, concrete pumping, use of high-quality materials, safety and security, vertical transportation such as elevators, are crucial to plan a high-rise.

“In tall, you have to decide the methodology and equipment upfront,” says Ani Ray, Managing Director, ACC (Arabian Construction Company). And, speaking on structural strength for the core and shell of the building, Sapru adds, “Firstly, designing the structure for its strength is crucial, for which various software are available. Secondly, wind engineering or wind tunnel test is crucial. And, apart from that, a building needs to be designed taking into consideration the earthquake forces under the various seismic zones. Any structure should be designed for its strength and comfort.”

Also, it is necessary to produce the maximum number of components away from the construction site. “Structural steel-framed buildings with metal deck floor can save time,” opines Kamal N Hadker, Chairman & Managing Director, Sterling Engineering Consultancy Services.

Planning a high-rise smartly is indeed the true foundation to build tall.
