Greater Noida

Greater Noida, a sub-city of Delhi within the National Capital Region of India, is outstripping all other cities of NCR in the race for development. This city appears to be well ahead in terms of better infrastructure and world class projects. This is the reason why big and small, resident and non-resident investors are focusing on the city, which is all set to dethrone the king of real estate, Gurgaon, and take the hot seat. It is attracting major builders, who are developing premium residential and retail projects in anticipation of the Noida-Greater Noida zone emerging as an IT-ITES hub. These real estate projects are targeted at higher-level executives from the industry. Additionally, the revamping of civic amenities and other infrastructural facilities by the Greater Noida Authority has also helped the much awaited projects like the international airport at Jewar and 160-km long Noida-Agra Taj Expressway to the growth of the city.

Upcoming commercial developments
Greater Noida is currently viewing a large commercial development of non-polluting industrial units, especially in information technology, BPO, biotechnology and other modern industries. The city has emerged as the best option for investment and sale and purchase in property. The Greater Noida Industrial Development Authority is trying to capitalise on the opportunities in the world IT market and set up an IT Park on 2,500 acre. The 1,483-km-long Delhi-Mumbai Industrial Corridor is another project that will mark a watershed in connectivity. This Indo-Japanese project to be completed by 2012, will involve an investment of a Rs 90 billion over seven years. It will transform the industrial landscape of over half a dozen states through which it will pass. Besides, some of the other projects that are being developed in the city include the 160 km Taj Expressway, Taj International Airport, a socio-cultural centre on 20 acre by Caparo Group, a 600-acre integrated transport hub by GNIDA, Rs 500 crore Toy City, a women’s entrepreneur park, a software park and a special economic zone with 100 per cent export oriented units.

Upcoming residential developments
Major residential developments coming up in Greater Noida, given the kind of positive picture being projected by real estate, involve some of the country’s most prestigious names. Prominent among them is Unitech, who has entered the market with two higher-end residential projects Unitech Grande and Unitech Cascades.

Spread over 347 acre, Unitech
Grande will comprise eight iconic towers and four gateway towers which will have between 36 and 45 floors comprising duplex and penthouses, personal swimming pools, 12 theme gardens and all modern amenities. Unitech Cascades on the Greater Noida Expressway will have eight towers on 9.35 acre with 334 apartments. The apartments will have all modern facilities - car parking, modular kitchen with refrigerator, cooking range and hob 100 per cent power back up, 24 hours security and club facilities like kids pool, gym, indoor games room, and much more.
Besides these two, Eldeco is also developing a residential township over 18 acre, while Omaxe has announced two projects. The first project of the group, called NRI City, targets non-resident Indians, while the second project called Palm Greens on 50 acre falls under the luxury housing segment. It includes G+13 storeys of 3/4 bedroom apartments and a few penthouses.
